Condo living is common across New Orleans, and FHA financing can make sense here as long as the building and the buyer both meet FHA’s rules. How New Orleans FHA Condo Loans Work

Most home loans treat a condo the same as a single-family house, but FHA does not. Before an FHA loan can close on a condo unit, either the entire condominium project has to carry FHA approval, or the individual unit has to qualify through a separate review called Single Unit Approval. This extra step is the biggest difference buyers run into with New Orleans FHA condo loans compared to shopping for a shotgun house or a raised cottage.

The reason FHA underwrites the building and not just the buyer is straightforward. A mortgage default in a poorly run condo association can ripple through every unit in the building through special assessments and unpaid dues. FHA wants evidence the association is financially sound, adequately insured, and not overly dependent on renters before it will insure a loan secured by one unit inside it.

HUD-Approved Condo Projects Near You

The most direct path for New Orleans FHA condo loans is buying in a building already on HUD’s approved condo list. Approval usually requires at least half of the units to be owner-occupied, no more than 15 percent of owners more than 60 days behind on dues, adequate master insurance covering the whole structure, and a reserve fund set aside for major repairs.

HUD keeps a searchable database of every approved project nationwide, and it is worth checking before writing an offer. A building can lose its approval when certifications lapse, so even a complex that was FHA-approved two years ago should be reconfirmed before you fall in love with a unit. This step matters more for New Orleans FHA condo loans than almost any other loan type because approval status can lapse without notice.

Single Unit Approval: The Backup Path

Not every condo building in New Orleans carries FHA approval, and that used to end the conversation. Since HUD brought back Single Unit Approval, New Orleans FHA condo loans can still close on individual units inside non-approved buildings, provided the project has at least five units, at least 50 percent owner-occupancy, sometimes as low as 35 percent for older, well-managed buildings, and no more than half its units already carrying FHA-insured loans.

Single Unit Approval also limits how much of a building one investor can own, caps commercial space at 35 percent of the total square footage, and still requires the same delinquency and insurance checks used for full project approval. It adds paperwork and a little time to underwriting, but it keeps New Orleans FHA condo loans available in buildings that never bothered to apply for the full HUD list.

Credit Score, Down Payment, and Loan Limits

Beyond the condo-specific rules, New Orleans FHA condo loans follow the same borrower guidelines as any FHA purchase. A credit score of 580 or higher qualifies for the standard 3.5 percent down payment. Scores between 500 and 579 may still qualify, but the down payment requirement rises to 10 percent.

The 2026 FHA loan limit for a one-unit property is $541,287 across every Louisiana parish, including Orleans, Jefferson, and St. Tammany. That ceiling covers the large majority of condos on the market in New Orleans right now, though luxury units in the French Quarter and the Warehouse District can exceed it. That number still leaves plenty of room for most New Orleans FHA condo loans on the market today. Lenders also expect roughly two years of steady employment history and a debt-to-income ratio generally under 43 percent.

Common Snags in New Orleans FHA Condo Loans

A few issues come up often enough that it helps to know them in advance. HOA dues get added directly to your monthly debt for qualifying purposes, so a building with high dues can shrink your approved loan amount even if the sale price looks affordable. Special assessments pending or recently completed on the building need to be disclosed and reviewed by underwriting.

Owner-occupancy ratios can also shift. A building at 51 percent owner-occupied today can slip below the threshold if several units convert to rentals, which sometimes catches buyers mid-transaction. What to Ask the HOA Before You Offer

A short list of questions upfront saves wasted time on a building that will not work for FHA financing. Ask for the certification date if the project is already on HUD’s list, the current owner-occupancy percentage, whether any special assessments are planned, and a copy of the master insurance policy.

  • Is the project currently on HUD’s approved condo list, and when was it last certified?
  • What percentage of units are owner-occupied versus rented?
  • Are any special assessments planned or already in progress?
  • Does the master policy include adequate flood and hazard coverage for the building?
