New Orleans DSCR Loan: How Insurance, Taxes and Reserves Change Your Ratio

A New Orleans DSCR loan lets you qualify on the rent a property earns instead of your tax returns. For investors and first-time investors alike, the ratio is only as good as the numbers you feed it. Insurance, taxes and reserves can quietly change the answer. This guide explains how a New Orleans DSCR loan is calculated and where local costs matter most.

How a New Orleans DSCR loan is calculated

DSCR stands for debt service coverage ratio. Lenders divide the monthly rent by the monthly housing payment, often called PITIA. That covers principal, interest, taxes, insurance and any association dues.

A ratio of 1.0 means the rent covers the payment exactly. Many programs like to see 1.1 or higher, and a New Orleans DSCR loan with a stronger ratio can earn better pricing.

Here is a simple example. A home rents for $2,400 a month and the PITIA is $2,000. The ratio is 1.2. If the same home rents for only $1,900, the ratio drops to 0.95, and the lender may ask for a larger down payment or a different structure.

Because no tax returns or W-2s are used, a New Orleans DSCR loan is popular with self-employed investors, owners of several properties, and first-time investors who want to start a rental portfolio. Your personal income is not the deciding factor. The property is.

Why insurance and taxes matter for a New Orleans DSCR loan

Insurance is the line item that surprises most investors in south Louisiana. Wind and hurricane coverage can be costly. Flood insurance adds more when the property sits in a special flood hazard area.

A New Orleans DSCR loan uses the real insurance quote, not a guess. Get quotes before you write an offer. You can check a property’s flood zone on the FEMA Flood Map Service Center.

Property taxes also vary across Orleans, Jefferson, St. Tammany and St. Bernard parishes. Do not assume the current owner’s bill will carry over. A rental does not keep an owner-occupant homestead exemption, so ask for a tax estimate based on your purchase price.

Run the ratio with the full insurance and tax numbers early. A deal that looks strong on rent alone can fall short once the true payment is counted.

Down payment and reserves on a New Orleans DSCR loan

Most investors should plan on a down payment of about 20 to 25 percent for a New Orleans DSCR loan. A lower credit score or a lower DSCR can push that higher. Programs differ, so confirm the exact terms before you commit.

Reserves are the other piece. Many lenders want to see several months of PITIA in liquid funds after closing. Reserves are proof of stability. They do not have to be spent.

Credit score minimums often start in the 660 to 680 range, and higher scores unlock better pricing. A strong file makes any New Orleans DSCR loan easier to approve.

Long-term rent versus short-term rental income

Short-term rental rules in New Orleans are strict and they change over time. Confirm permit status before you count on nightly rental income.

Many investors underwrite a New Orleans DSCR loan on a long-term lease, using the appraiser’s market rent estimate. Any short-term income then becomes upside rather than a requirement.

Shotgun doubles, single-family homes and small rentals are all common targets for a New Orleans DSCR loan. Each one is judged on its own rent and its own costs.

Steps to get a New Orleans DSCR loan

  1. Estimate the market rent for the property.
  2. Collect insurance and property tax quotes.
  3. Confirm your down payment and reserves.
  4. Prequalify so you know your numbers before you make offers.
  5. Order the appraisal, which includes a rent schedule.
  6. Close, often in an LLC when the program allows it.

Following these steps in order keeps a New Orleans DSCR loan on schedule. It also keeps surprises out of the final week before closing.

Common mistakes with a New Orleans DSCR loan

The first mistake is using the asking rent instead of a supported market rent. The appraisal decides the number, not the listing.

The second is ignoring flood and wind coverage until late in the process. The third is skipping reserves, which can stall an otherwise strong New Orleans DSCR loan file.

Finally, many investors compare rates without comparing the full payment. A lower rate with higher fees can produce a weaker ratio. Look at the whole picture.
